The renovation on Cushman Ave is completed and honestly, it may be the best one yet! Designing and selecting finishes that turn a profit doesn't mean you have to stick with 'white everything' or the expected. It can (and should!) have character and be timeless, while also making the home stand out in the market. This one is full of light, a walnut galley kitchen, cozy powder room, and some fresh poppy flowers. 🌺 Let's show you the before and afters!

Closing

After going 'live' on the market on a Friday, we had an offer in hand by Sunday and accepted. Only one (but admittedly stressful!) hiccup arose during inspection that required us to replace the home's side sewer prior to closing, adding an additional $6,000 to the renovation cost. We're lucky to have a plumber and contractor who are quick to respond to the unexpected and got this completed in time for closing!

The Final Stats

Square Feet - 904SF

Purchase Price - $290,000

Renovation Budget - $60,000 ($66/sqft)

All-In Renovation Costs - $74,500 ($82/sqft)

Resale Price (ARV) - $435,000

Total Renovation Time - 77 days (11 weeks)

Total Property Hold Time - 116 days (16 weeks)

Time on Market - 2 days for offer (26 days total)

Closing Date - June 25, 2025

Cheers to building,
