01 FUND

Funding is sourced through creative financing, primarily hard money loans and private investment gap funding from those interested in earning passive income through real estate.

03 DESIGN

Key principles for the renovation are established, focused on design elements that are contextual to the home's style and yield the highest return on investment.  3D software visualizes the renovation to share with investors and on social media.

05 SELL

My real estate agent assists in staging, photographing and marketing the home to ensure competitive resale in the neighborhood. 

02 BUY

We work with a local real estate agent to negotiate deals for distressed or below market-value homes and evaluate comparable homes in the neighborhood to determine the homes after repair value (ARV).

04 REHAB

As the owner and project manager, I work closely with my team of contractors to schedule and efficiently complete the home improvements with high quality craftsmanship within the determined time frame. 

06 DISTRIBUTE

After resale closing of the fix-and-flip property, the principal and interest returns are distributed to private investors. And we do it again!

Location & Market

The city of Seattle’s booming tech industry over the last five-to-ten years has brought a strong job market, diverse economy and a growing demand for housing, particularly as expensive home prices in the city proper have pushed home-buyers to neighboring counties. This is an opportunity to capitalize on the expanding market and high appreciation rates.
